Interest rates are still historically low, but they're on the move.  Today's average rate is over 3%, only the second time that's happened this year, and at the highest level since March.  

Don't wait for rates to decrease, because almost all experts expect them to continue creeping up through 2021-early 2022.  

The difference between 3% and 3.5% can be tens of thousands of dollars over the life of the loan!
