4 Tips To Make A Competitive Offer
May 15th 2019

In a competitive market like ours at the Jersey Shore, knowing how to make a competitive offer is key. Taking a few key steps to maximize your offer's potential is easy and life-changing.
1. Get Pre-Approved
The inventory of homes for sale, meaning the number of properties on the market, is low, and expected to remain so due to strong demand. If you find your dream Shore home, but have to wait a couple of days to get pre-approved, you're at a real disadvantage. If your offer has to compete against another offer that has been pre-approved, the seller is going to opt for the one that is pre-approved.
Put another way, if two people offer you $100, to be paid next week, and one can show you the $100 bill, and the other can't, which offer would YOU accept?

2. Determine Your Price
Most properties, in the current market, are selling for between 94-98% of asking price. 9/10 times homes are priced accurately and priced to sell. Allow us, as your professional insiders, to help you determine an offer priced based on market conditions and comparable properties that have sold within the past 6 months. Sellers will respect a strong, fair offer, and this often leads to acceptance AND willingness to compromise.
3. Negotiate The Offer
Unless you offer full asking price, chances are the seller will want to counter on either price or closing date. Sellers and buyers communicate to their agents, who relay the information back and offer important insights and suggestions. Negotiations can go back and forth as many times as needed; some deals come together in a matter of minutes, others can take a few days or even a week. When both parties sign the contract, with the final terms, it is considered "executed". The next instance where negotiations come into play is during the home inspection, if the buyer opts to have this performed. Having experienced, professional, respected representation from The DiPeso Group puts you in good hands.

4. Act Fast!
In this market, with a low inventory and strong buyer demand, the time to make an offer on a property is when you find the one you like. Sale rates below 6 months indicate the inventory cannot keep up with demand, and in many towns at the Shore the sale rate is, indeed, below 6 months.
Summary: be pre-approved, make a strong offer, work with The DiPeso Group, and don't hesitate when you find "the one"!
