How To Negotiate As A Home-Buyer After Inspection

Negotiating home repairs as a buyer during a sale can be an important aspect of the home-buying process. Of course, if a home is being sold as-is, there will be nothing to negotiate; the buyer can still freely exit the deal after inspection, the seller simply isn't going to repair anything themselves. 

Assuming that isn't the case, here are some steps to help you navigate this negotiation effectively:

  1. Conduct a thorough inspection: The first step is to hire a professional home inspector to assess the property's condition. The inspection report will provide you with a detailed understanding of any repairs needed.  (Search All Shore Listings Here!)

  2. Prioritize repairs: Review the inspection report and determine which repairs are significant and require immediate attention. Focus on essential repairs that affect the home's safety, functionality, or structural integrity.  Try not to get hung up on something simple like a wall scuff or loose cabinet knobs!  That is a quick way to sabotage your deal.

  3. Estimate repair costs: Research the approximate costs of the necessary repairs. This will help you in determining a fair amount to request from the seller.

  4. Request repair credits or price reduction: Instead of asking the seller to make the repairs themselves, you can negotiate for a repair credit or a price reduction on the property. This way, you have the flexibility to choose your own contractors and oversee the repairs yourself.

  5. Be specific and reasonable: When making your repair requests, be clear and specific about the issues and repairs needed. Provide evidence from the inspection report or estimates to support your claims. It's important to be reasonable and focus on significant repairs rather than cosmetic issues.  If you ask for something totally unreasonable, like repainting a color you prefer, you run the risk of insulting or aggrivating the seller, which is never advisable.

  6. Get contractor estimates: If possible, obtain estimates from licensed contractors for the repairs you're requesting. These estimates can help you substantiate your repair costs and negotiate effectively with the seller.

  7. Consider multiple options: Be open to different solutions. For instance, you could negotiate for a reduced price and then handle the repairs yourself after the purchase. Alternatively, you may negotiate for the seller to complete specific repairs before closing. Flexibility can increase your chances of reaching an agreement.

  8. Keep communication open: Maintain a respectful and open line of communication with the seller or their real estate agent. Clearly convey your concerns and the repairs you're requesting, while being willing to listen to the seller's perspective.

  9. Seek professional advice: If you're unsure about the negotiation process or need guidance, consult with a real estate agent or an attorney who can provide you with expert advice and represent your interests.

  10. Don't let emotion have a seat at the table: Real estate transactions can sometimes bring out some strong emotions for both buyers and sellers, and successful, profitable deals are the ones without emotion getting in the way.

Remember, negotiating repairs during a home sale involves finding a balance that is acceptable to both parties. Being prepared, reasonable, and open to finding common ground will increase the likelihood of a successful negotiation.
